Bangalore Rent Conundrum: Right or Wrong

I, like many others, loathe at the fact that the landlords in Bangalore seek a deposit of 10 months for renting their flats out. I mean, in many town and prominent cities across India, the deposit is quite low, equal to or less than 3 months. So, I used to think 10 month deposit is wrong and should be termed illegal. It seems I am wrong. There are two reasons why I am probably wrong. Morally, and legally.

Morally, Why I am wrong.

A flat is a property of the landlord. He/She is the owner and it is absolutely his/her wish whether or not to rent it out. The valuation of the flat, and as a result the rent, is also subjective and depends upon the landlord. If he/she decides to ask for a advance deposit of 10 months, he/she is absolutely in his/her rights to do that and I cannot deny or complain about that. I cannot also argue that the deposits in XYZ and PQRST towns are only 3 months, so it should be the same at ABC or RST towns. No two towns are same nor are the real-estate price and factors. If I pay only Rs. 500 to acquire a square feet of land in a small town, I cannot argue that I will pay the same amount to acquire the same amount of land in Mumbai. If I do that, I won't be wrong and nobody will put me in jail, but nobody also will sell me his land. So, morally I am wrong in saying that the landlord's seeking 10 months advance is wrong. It's his/her house, his/her valuation and he/she needs the security amount. If I want to rent, I need to pay.

Legally, why I may be wrong.

To rent/lease out flats, there are two kinds of agreements. One is a rental agreement and another is a lease agreement. a rental agreement is a month-by-month agreement which needs to be renewed after every month. A lease agreement is of a longer-term, usually 11 months or longer. It is renewed after each term. The rental agreements that we enter into with our landlord are not exactly rental agreements. They are lease agreements as words like lease, lessee and lessor appear frequently in it. Lease agreements usually have a high advance deposit amount, usually of 1 year rent-value or more and a lesser monthly rent. Hence, the fact that we are signing that agreement - which we have to and which we should, for our benefit only - gives the landlord right to demand high advance deposits - which is called the lease deposit, not the rental deposit - from us. Hence, legally, it is not wrong to ask for a lease deposit of 10 months or more.

Conclusion

It's all a matter of valuation of the flat as per the landlord. If he/she thinks the flat is valued at Rs. 20,000 per month, he/she can ask us to pay Rs. 15,000 per month and a lease deposit of Rs. 2,00,000, which he/she can make a fixed deposit in bank and earn annual interest of ~Rs. 20,000 or he/she can either ask us to pay no deposit but higher rent of Rs. 21,000-22,000 per month. The choice solely lies on him/her, and after he/she had made the choice, its our turn to make the choice whether to accept the terms or not. What we can do on our part is, if we are paying a high advance amount, for example, of 10 months, we should insist on a lease (rental) agreement to be made, which I don't think the landlord will have any problems with.
And regarding landlords of other towns who take lesser deposits, well, its their choice and their loss. And it's not only bangalore where you have to endure this. Try renting a flat in a upmarket locality of Mumbai, they seek advances upto rs. 25 to 30 lakhs for a Rs. 30-40,000 flat!!

I know it hurts to pay such a huge amount, but it seems legal!

Apne Jab Jaltey Hain...



Just wrote this. Thought to share it on the blog as I always do :)

apne jab jaltey hain, aankhon ke saamne,
chita pe letey, aag ke lapeton mein, 
pighalte, dheere dheere mitti mein miltey hain,
chotey-chotey bachchon ko,
wahaan se duur le jaaya jaata hai,
taaki woh jaan na sake,
aur apno ko mitti mein miltey,
dekh na sake...
nanhe munne bacchey wo log,
unhe kya pata yeh sab?
unki zindagi, ghar ki chaukhat,
sakhi-saheli, chhotey-chhotey dost,
bageeche mein phool ki pankhudi todkar,
eent ko ghis ghis kar usme paani mila kar,
titliyon ko pakadne ki chakkar mein,
subah-shaam socha kartey hain...
school hain unki khel ki maidan,
jaatey hain wahaan apno ke haath pakadkar
wahaan padhtey hain, kheltey hain,
naachtey hain, gaatey hain,
kabhi kabhi choti moti ladaai karke,
kabhi kabhi daudtey hue gir jaatey hain,
aur ghutna chhil jaati hai,
rotey rotey ghar waapas aa jaatey hai,
wahi apno ke haath pakadkar.
ghar aakar, dettol lagaakar, 
khaana khaake chup-chap so jaatey hain,
phir dusre din, apno ke haath pakadkar,
hanstey-kudtey school chaley jaatey hain.
phir kabhi apno ke saath scooter mein baithkar,
bazaar ghoomne chaley jaatey hain,
khoob saari mithaiyaan khaakar, 
chupchap ghar chaley aatey hain,
yehi jindagi hai, unn nanhe munno ki,
issime khush, isime mast rehtey hain...
woh kya samjhe jab wahi apne chita mein lete,
pighal kar mitti mein miltey hain,
woh kya samjhe ki wahi apne bahut duur chaley gaye hain,
unhe kya pata ki unki zindagi badal gayi hai,
shayad kal unhe akele school jana padey,

If English Premier League were a Classroom !!

  1. Manchester United: An intelligent kid who also happens to be politician's son. Examiners/Teachers, scared of his papa, never fail him. If he fails, the examiner loses his job, and him and papa go telling the world it was all examiners' fault.
  2. Chelsea: Poor kid adopted by a rich father who at times gifts him some expensive, but outdated toys which he doesn't want. He manages to pass the exams with good marks, but papa still thinks he could have performed more better. Result: Change the tutor every goddamn year!
  3. Liverpool: Dull Kid, an average guy who was brilliant when he was in nursery and Class 1. Brags it to everybody and says, "I have got history!". Fails in most of the exams, yet parents say, he's improving year by year. 
  4. Arsenal: Hardworking kid, always said to have a great future, but nobody knows when the future will come. Solves questions brilliantly in class but succumbs to the pressure of annual exams. Miserly parents...no money to register him in a 'gain-your-confidence' course.
  5. Manchester City: Richest Daddy of all !! Has all the shiniest pens, pencils and guide books. Was neglecting studies before but realized his worth and started studying seriously lately. Results are positive !!
  6. Tottenham Hotspur: Better than average kid at studies. Rather than patting itself in its back on performing well, it always prefers to rot in jealousy of other well performing students (all those listed above). Jealousy may likely kill it someday. Be happy of yourself kid, work on yourself, don't look at others.
  7. Everton: Nice lad! Comes from a family of limited means but performs better than many. Needs to be polished a little bit more.

Blue is the Colour, what else matters?


The recent "Its blue, what else matters?" ad by adidas for launch of Chelsea 2013-14 kit is truly an awesome innovation in the field of kits-advertising. It emphasizes the importance of the colour 'blue' that we Chelsea fans associate with and also the colour 'blue' that has become synonymous to Chelsea in the footballing world even when there are hundreds of other teams around the world wearing blue jerseys... Blue belongs to Chelsea and Blue will always be the colour when football will be the game!

The ad also challenges the very important latin phrase of "caveat emptor", which means "let the buyer beware", as adidas is challenging loyalists to pre-order the kit without even seeing the design... Adidas' brand name and quality of its products being kept aside, such a campaign has a high chance of being misunderstood as, 'prove your loyalty. whatever we feed you, eat.' However, it also re-inforces the fact that football is all about blind loyalty mixed with a lot of passion... We take whatever our club gives us, coz the club is us !!

We have our full faith on adidas. Bring on the kit !! Its blue after all !!

Life's a blog after all

Its one year since I wrote my last post. I had completely forgotten that I had a blog, even though I had one. It was there always, but never in my conscience. Sometimes, I used to visit it and promised myself to write something, the very next day, out of my brains and memory...

That's what life is. Its always there, infront of our own eyes, we just never care to notice it. By chance, we think of it, we promise ourselves to live 'that' life kingsize, but the very next day, either we would have forgotten about it or the 'Mr. Lazy' in us would have presented a strong case of postponing the 'living-life-king-size' decision...

As time passes by and we keep postponing all, we become old and realise we din't give proper justice to the blog which could have been a good one...Isn't it similar for life?

So, dear guys, I may be the laziest of the lazy asses around and I can't promise myself, but for your own sake, stop postponing, if you can, although I know, you can't :P

Write on, live on !! Life's a blog after all !! People will read it and comment on it someday, and you sure will want to hear good stuff from them about you, your life, your blog !!

Those empty, voiceless silent screams














 life calls...
where is life?
i look around and find nothing
just walls, objects and
empty space between me and them...
empty spaces...
harmless, but still empty,
and when something is empty
it evokes an emptyness
sheer nothingness !!

life never calls.
its the nothingness
the subdued emotions
that has no voice at all
but screams at times
those screams are dangerous
coz they are voiceless...
nobody else hears them,
only you hear your own silent screams...
empty, voiceless silent screams :)
